Todays question is Where should you buy a house? There are many things to think about when you are deciding where to buy your next home.

Do you want to live near your family? How much of a commute to work do want? Do you need to be located near child care?

An important consideration for a lot of people is the quality of the school districts.  Do not rely on your realtor for information about the schools- they are not allowed to discuss schools or crime. I never give my opinion about the school system because its been along time since my children were in the local schools and things change. Also, check with the local school system in the neighborhood you are considering to see if they are planning on redistricting the schools.

Safety

What is the crime rate in the area you are considering? Again, don’t rely on the realtors advice on the safety of the neighborhood.  Go on the website www.spotcrime.org to research the area you are considering. Compare the neighborhood you are considering with the neighborhood you live in now.

Do you want to live in a planned community with Homeowner Association rules? Some people like the structure of these neighborhoods while others feel constrained by the rules. Make sure you get a copy of all the rules before you make a final decision to purchase your home in a planned community or condominium development.

My husband and I owned a home in a planned community until we were not allowed to park his company truck in our own driveway and our house did not have a garage. That situation caused us to move to a community with no HOA restrictions.

Where you live also determines your mortgage payment because property taxes are part of your monthly payment. My husband and I bought our first house in a different county from the one we grew up in. We were still close to our families but the property taxes were lower and we thought the school district was better.

Can where you purchase your home determine your down payment amount and you monthly mortgage payment? The answer is yes. We have information for you to download about USDA home loans that require NO down payment and has a lower monthly payment than other loans. USDA home loans are available in low density areas across the country.

There are many things to consider when deciding where to buy a home. With proper guidance from an experienced real estate agent, you can make a decision that you will be happy with for many years.
